What is special/unique about Water’s Edge?

Its amenities, location, privacy, etc. Where it’s situated on Eastern Road, is an area of very little traffic. Water’s Edge is enclosed in a way that offers absolute privacy throughout the property.  The location suggests seclusion, yet it’s five minutes from shops and restaurants.  As Water’s Edge is directly on the ocean, there is the opportunity for swimming, snorkeling, paddle boarding, and an array of water sports.

What is positive about it?

Water’s Edge does a tremendous vacation rental business. The views are amazing, and one can enjoy the boat traffic in the distance heading to other islands.  It’s being sold “turn-key” and is perfectly maintained.

Why do you still recommend Water’s Edge, despite the circumstances?

Water’s Edge is a smart investment, whether a buyer wants a full-time residence or an income-producing property. If the property is purchased now, a buyer will be able to take possession when our lockdown is lifted and start enjoying the home or begin welcoming guests immediately.

What is the future of Eastern Road later in the year/next year?

Eastern Road is a well-established area and has always been home to affluent Bahamians. In the past several years, it has become very popular with the international market as well. It is also a low-density community.  For these reasons, the future of this area should not be negatively affected.

Based on your specialty knowledge for this property and area, what is the maximum potential?

The Eastern Road area has been getting a lot of attention due to its vacation rental business potential and value for money. It is still loaded with charm and an old island feel while enjoying commercial amenities close by.

What should people watch out for to make an informed decision?

A waterfront home requires attention. A homeowner should be aware that being on the ocean means that the property has to be properly maintained. If the property is purchased as an investment, the owner should appoint a trusted caretaker.

How can you show it or promote it to clients?

Before the crisis, showings were best done on Saturdays, as that is the day that renters turn over. As Water’s Edge has such a beautiful setting and gorgeous view, it can be promoted on social media, electronic brochure, and print advertising. Regardless of the method, it stands out as a terrific property!
