The sought-after Eastern Road or Eastern Waterfront area, is named after the classic 4.3-mile winding road that follows the northeastern coast of New Providence.

Engel & Völkers Bahamas Advisor, Ana Wassitsch from Andrews Group, says, “Eastern Road is a stretch of prime oceanfront, residential real estate, known for its grand estates, prime properties, and beautiful ocean views. “Because of the island’s prevailing winds, Eastern Road was the location of choice for settlers looking to build a home. These homes usually offer timeless sustainable architectural design, making the best use of nature.”

Most of the region is exclusively residential and suits a variety of buyers as it includes large estates, smaller single-family homes, and gated communities with shared amenities.

Ana Wassitsch, who knows Eastern Road well, says, “Homes built in this area usually have a water collection system (cistern), which was a mandatory feature until the 1950s. The main living structure is usually positioned to best capture wind and light, they feature sturdy building materials. Above all, they offer a larger and more private outdoor space. “Many buyers prefer Eastern Road to the neo-modern, minimalist style of new homes. A lot of my clients point out that this ‘new look’ is a local cookie-cutter offering that can be too sterile. Eastern Road brings back the long-established need for peaceful and private living. It is the perfect infusion of nostalgia and modern life, with a touch warmth, character, and presence.”

Eastern Road is a popular international sailing hub and the world-renowned Montagu Bay hosts top regattas. Many boaters say it is one of the best spots in the world to sail, due to its cooler breezes with prevailing year-round eastern winds: northeast in the winter and southeast in the summer.

Most buyers desire prime property with at least three bedrooms, ocean views, large outdoor areas, and easy access to a marina or place to keep a boat. Their budgets usually range from $750,000-$3million- plus.

Comparables on Eastern RoadAna Wassitsch says, “Regarding style, I see a yearning for traditional local architecture, separate living, kitchen and dining areas, and with enough room to add a personal touch. Buyers are looking to change the ‘skin’ a bit but certainly want to keep the solid ‘bones’; therefore, robust buildings are in demand but furnishings are irrelevant.”

When purchasing property, particularly older homes, buyers should commission a survey or appraisal, Ana recommends. This also assists if price negotiation is an issue. “Many of the homes in Eastern Road have been passed from generation to generation and have a
fascinating history. It is wise to seek out architects, interior designers or builders, with experience of traditional local homes – as well as an agent who lives locally and knows the area best,” she adds.
