Market Insight: Long Island

Scenic Long Island is 80 miles long but only 4 miles wide  – which means there are plenty of prime beachfront property options.

It is also one of the most picturesque islands in the Bahamas and is sought-after by fishers, divers, boaters – and beachfront property buyers.

The Tropic of Cancer runs directly through the island, which has two dramatically different coastlines. The beautiful, broad pink and white sandy beaches and turquoise waters of the Great Bahamian Bank are to the west, while the dramatic cliffs, caves, and crashing deep blue waves of the Atlantic lie to the east. Long Island also includes the famous Dean’s Blue Hole – the second deepest in the world.

The population of Long Island is around 3,000. Its capital is Clarence Town has a full-service marina, stores, restaurants, and a pub, a police station, a community center, historic churches, and more. There are two local airports, Deadman’s Cay Airport and Stella Maris Airport.

Engel & Völkers Bahamas Advisor Cheryl De Goicoechea was born and raised on Long Island, and so has an outstanding knowledge of the region and the housing market.

Cheryl says Long Island’s sandy beaches, hilltop ocean views, and easy fishing access attract beachfront property investors and those who want to disconnect. With a density of 13 people per square mile, very often you will find that you are the only person on the long beach strip.

“Buyers and renters are looking for luxury Long Island properties that offer excellent value for money, close to amenities, and generate a strong return on investment. Elevated, turnkey properties with views, beachfront properties with easy access to beaches and fishing, and those with potential for rental income are most in demand.

“Properties priced from $400K-$800K, with at least two bedrooms and bathrooms and have an open concept, are sought-after, and those with guest cottages are even more highly desired.”

There are opportunities to add value with homes near the sea or with elevated views that have ‘good bones’ but need an upgrade. “Prices are negotiable and most sellers will consider fair offers,” Cheryl adds.

Visitors to Long Island can see Long Island’s beautiful Caribbean Flamingos several times during the year. They feed in the Salt Ponds along the main road.
